Are these Florida title and closing calculators free?

Yes. Every calculator on this page is free to use, with no signup β€” built by Atlantic Title Firm for Florida buyers, sellers, realtors, and lenders.

Are the estimates accurate for Florida?

They use Florida's promulgated title premium schedule, documentary-stamp and intangible tax rates, and standard county fees. They're accurate planning estimates; your final figures appear on the settlement statement.

Can realtors use these on every deal?

Absolutely. The closing cost, seller net sheet, cash-to-close, rent vs. buy, and contract deadline tools are built for agents and transaction coordinators to use on every Florida transaction.

How much are closing costs in Florida?

Florida closing costs typically run about 1%-3% of the purchase price for buyers (excluding down payment) and 6%-9% for sellers once commission is included. The biggest Florida-specific items are documentary stamp tax, owner's title insurance at promulgated rates, intangible tax on the mortgage, and recording fees. Use the closing cost calculator above for your exact numbers.

Who pays for title insurance in Florida?

It's a county-by-county custom, not a state law. In most Florida counties the seller customarily pays for the owner's policy; in Miami-Dade, Broward, and much of Southwest Florida the buyer customarily pays. Whoever pays generally chooses the closing agent, and it's always negotiable in the contract.

Do all Florida title companies charge the same rate?

For the title insurance premium itself, essentially yes -- Florida sets a promulgated rate schedule, so the base premium is the same at every title company. Service, speed, communication, and funds security are what actually differ.

Are Florida property taxes prorated at closing?

Yes. Florida property taxes are paid in arrears, so they're prorated between buyer and seller based on the closing date. The seller credits the buyer for their share of the year, and the buyer pays the full bill when it arrives in November.

What Goes Into a Florida Closing

Florida closings have a handful of costs that surprise people — especially buyers relocating from out of state. Most of them are set by Florida statute or by the state's promulgated rate schedule, which means they're predictable once you know the formulas. That's exactly what the calculators above do.

Here's how the major Florida-specific line items break down:

Cost How it's calculated Typically paid by
Deed doc stamps$0.70 per $100 of price (Miami-Dade differs)Seller (customary)
Note doc stamps$0.35 per $100 of the loanBuyer (if financed)
Intangible tax$0.002 per $1 of the mortgage (2 mills)Buyer (if financed)
Owner's title insurancePromulgated: $5.75/$1,000 to $100K, then $5.00/$1,000Varies by county custom
Recording feesStatutory: $10 first page, $8.50 each additionalBuyer / per contract
Property tax prorationSplit by closing date (Florida taxes are paid in arrears)Seller credits buyer

Which Calculator Should You Use?

It depends on which side of the table you're on:

Why Florida Title Rates Are the Same Everywhere

Florida uses a promulgated rate for title insurance, meaning the state sets the base premium schedule. Every title company charges the same base rate for the same coverage amount — so shopping title companies on premium alone won't save you money. What does differ is service: how fast your file moves, how carefully the search is examined, how clearly issues get resolved, and how well your closing agent protects your funds from wire fraud.

Where you can save is through credits like the Butler Rebate and reissue rates on refinances or recent resales — both built into the calculators above.
